LEARNING

Identifying gap opportunities in-between the market has never been easier with GOAL. As newly launched property prices climb with each passing year, this creates a larger disparity between the price and tenure of a property. If this disparity continues to grow, resale properties may become more favoured for its capital appreciation over newly launched properties.

 

Hence, we created Gap Opportunity Analysis Leverage (GOAL). GOAL bases factors such as a property’s pricing, remaining lease and location, to determine whether a property is expected to experience capital appreciation in the years to come.

GCP System

The market is constantly grappling with the age-old question: Is new launch better than resale? Generally speaking, newly launched properties tend to have a faster capital appreciation rate, as compared to resale properties. However, not all of these projects are always worth buying into.

 

The Growth Comparison Positioning (GCP) System is the result of years of research and testing by our Property Analysts to evaluate every new launch project to ascertain the opportunistic value it brings to potential homeowners or investors.

LGA

The Lease Gap Approach (LGA) is our method of predicting depreciation rates by comparing market transaction prices to the tenure of leases across a 10-year period. The forecasting of the estimated discounted prices are based on the market value of resale properties versus newly launched projects.

Profit Filter

Profit FIlter (PF) is I Quadrant’s multifaceted approach to selecting good industrial grade properties. PF currently covers 5 criteria: Tenure, Occupancy Rate, Rental Yield, Positive Cashflow and Usable Space. However, as market conditions are ever changing, we continuously need to change as well, to sift and sort through investable properties. Since 2007, we have hit 23% year-on-year growth that is testament to this tried-and-true technique.
